Decide to Sell 

When you are ready to sell your property, it is a good idea to sit down and clarify your motivations for selling your property.  You should also be aware of the time frame in which you’d like to sell your property.

Why Sell?

When Should I Sell?

Now that we have determined your motivation for selling, we will need to decide when the best time is to put your home on the market.  There are several things to consider when making this decision.

  • Personal preparedness

    • Are you ready to sell your home right now, or are you looking to sell your home in the future?  If you are selling your home because of a foreclosure, a divorce, moving out of state, an estate, etc. you may need to sell your home quickly.  These are all reasons that timing is everything.
  • The home's condition

    • Is your home in good condition or are there several repairs that need to be completed?  Remember that the better your house is received during showings, the better likelihood of selling.  If you can make repairs before putting your home on the market, your agent may suggest that you do so.
  • Current mortgage rates

    • It is important to be aware of the current mortgage rates.  Buyers generally tend to be out looking more when mortgage rates are lower, which gives you an increased opportunity for selling.
  • The economy

    • You will want to speak to your agent about the local housing market.  The agent should be able to identify how much your home has increased in value and how the market is influenced by inflation.
